By David Wolf

I inherited a timeshare from my parents back in 2005 and thought it was a great idea. I had no idea that 95% of timeshare had no resale value, and they were a nightmare to get out of. Whether I use the timeshare or not, I still have to pay the maintenance fee. Thankfully I haven't received a special assessment yet. I also gave up on trying to sell the thing myself because I just don't have the estimated 100 or so hours of work it will take to get rid of the thing. I decided to go with Giveback Timeshare. I wasn't excited when they told me that There were closing and title transfer costs just like a home, but you can't get around those. Giveback Timeshare isn't free, they charge a fee (Hint: haggle with rep you are dealing with and you can save at least $500). After it was all said and done, they did what they said they were going to do. I am timeshare free, and I don't have any messy title issues sticking around. This was quite a relief.

Several thing you should know about my experience with Giveback Timeshare - They get some negative press from upset people who are angry that they charge a fee for their service. I am personally OK with them charging a fee as long as do what they say they are going to do. Carefully read the reviews that you see. You will find that most people are upset about how they spent time talking with them thinking they were going to buy the persons timeshare, and that person thinks its a scam, because their timeshare has no value. I can see why they don't state their prices on the website. People don't want to believe the truth about their timeshare so their consultants need to be able to talk with them on the phone to explain the situation.

The company is one of the longest standing companies in the industry. The decision you have to make is whether you are willing to pay for their service now, or keep paying your maintenance fees for a couple of years, then going back to them.

Does this timeshare story sound familiar? You went to a sales presentation which offered a free gift, determined you wouldn't buy anything. Then after four hours you left having bought a timeshare after all. You've tried to use it, tried to be excited by having it, but found that the restrictions of the rules and the difficulties of scheduling around your work schedule and your kids was just too frustrating. So now you'd like to get out, but wonder: how do I see my timeshare now?

Be Aware of Scams

You can sell your timeshare, but you have to be careful because there are scams which attempt to take your money but won't really help you sell. How can you tell who to trust? A company which is helping you legitimately sell your timeshare will not ask for up-front fees. Just like real estate agent, who expects to earn their fee through the sale, a legitimate timeshare selling company depends on getting their income through providing a service and making sure the sale of your timeshare goes through. Don't be fooled if the company disguises the up-front fee by calling it a "market appraisal," or an "advertising fee." Don't even be lured by their promise of having a buyer ready. Once you have given them money, they won't have an incentive to earn it though a sale.

Be Realistic about the Value of Your Timeshare

Unfortunately, your timeshare is probably not worth what you paid for it, and you won't be able to sell it unless you are realistic about the price. Most timeshares on the resale market can only get 50% to 70% of the price that was paid to the developer. You may see timeshares for sale for more, but that doesn't mean those are the ones that sell.

Be Understanding about Supply and Demand

Why is it so hard to see a timeshare? Right now there are more timeshares available than there are buyers. Of course developers continue market their timeshares with the same hard-pressure tactics which hooked you in the first place. You don't have the ability to promote your timeshare with the same sales techniques, and you are competing with many other people who also have discovered that their timeshare isn't as useful to them as they had expected. Moreover, in tough economic times, many people have tried to cut their family expenses, and timeshares are one of those extras which seems to go first.

Be Ready to Get Help

Maybe you've already found out that timeshares are difficult to sell. Maybe you've already spent some money on a service which said they would help but didn't. Timeshares are expensive to own and difficult to sell. Yet, selling a timeshare is not easy to do on your own. The good news is that it is possible to sell your timeshare if you are willing to let it go at a marketable price and you get some help from people who will give you the information and resources you need to make a successful sale.Timeshare secrets is ready to give you that help. You can get a free consultation about your particular timeshare situation that will help you understand what steps you can take to successfully sell your timeshare.

It can be easy to get stuck with a timeshare that you no longer want. Even in a location as glamorous as Las Vegas, you may find that your schedule never aligns with the week you purchased when you were talked into signing on the dotted line. Chances are when you purchased your week you weren't informed of how you could go about selling your time should the need arise. Timeshare sales pitches happen so quickly, and all the talk of buying the timeshare, probably sidetracked you from considering the option of selling it in the future. Why should you get stuck with paying the ever-rising cost of your timeshares maintenance fees when you're not even using it?

Your best option in this scenario is to resell your timeshare. It is largely uncommon knowledge to timeshare owners that they can sell their weeks, and even when you do have this information it can be overwhelming to know where to begin. In a marketplace where the sellers outnumber the buyers, finding the right channels can be a daunting task.

Dan and Donna Connelly at Timeshare Secrets know what a burden this situation can be. After realizing their timeshare was not working for them they took a trip down the road of resale, and ended up at several dead ends. They found that many places offering to resell their timeshare required an upfront fee. It seemed logical to them, as it would to most, but after several attempts and no sign of resale in sight, they realized they had been scammed. Eventually they found the right people and successfully sold their timeshare within three months. That was what led them to assemble a group of Timeshare Consultants. They understood the only ones who could help others with the same dilemma were those who knew the nature of the timeshare market.

The knowledgeable and experienced consultants at Time Share Secrets are well-versed in how difficult resale can be, and they offer up a wealth of knowledge about how to properly do so. They require no upfront fees and offer free, no pressure consultations to those who are interested. Their website offers a wide array of helpful tips on the resale industry, as well as how to avoid the scammers that are out there promising to resell your property for an upfront fee.

The people at Time Share Secrets want to point you to the timeshare company that can best assist you as you try to make your sale. With no fees, and no pressure, there's no reason to not peruse their website and learn a little more. You'll not only be more informed, but you'll be starting on your path of reselling your timeshare with experienced individuals you can trust.

This is How to Sell a Timeshare Without Losing Your Shirt

The flyer looked so enticing: get a free weekend at a resort just for showing up at a few seminars. Or perhaps you were already on vacation and were offered gifts to attend a short presentation. No problem, right? So many of us have done it, and so many of us have walked out of those seminars and presentations having purchased a timeshare that, after careful reflection or perhaps a change in our financial situation, we realized we no longer wanted or could no longer afford.

Since the process of buying a timeshare is so easy, you might think that selling your timeshare should be just as easy. Well, that’s not necessarily the case, and if you find yourself with a timeshare that you no longer want, you’ll probably realize fast enough that it’s nearly impossible to sell your timeshare by yourself and recoup anything close to the purchase price.

If you do decide to sell your timeshare yourself, do your homework. Make sure that you figure out a fair asking price, because unlike most real estate, timeshares don’t appreciate in value. You should also be prepared to spend a lot of your free time advertising your timeshare on websites, newspapers, and bulletin boards as well as interviewing prospective buyers, getting purchase agreements signed, and hiring timeshare closing services.

If the hassle of listing your property and trying to find potential buyers doesn’t seem like it’s worth the price of selling, you might be tempted to hire a company offering to either buy your timeshare for more than the purchase price or resell it for higher than the market value. If this is the route you decide to take, you should proceed with caution. Many of these companies are scams looking to profit off the frustration of timeshare owners who didn’t realize how quickly the value of their timeshare would depreciate or how difficult it would be to sell. You should never have to pay any upfront fees to sell your timeshare, so stay away from companies that require a deposit or charge upfront fees for advertising, listings, and appraisals. If it sounds too good to be true, it probably is.

If selling your timeshare is starting to feel like a pointless endeavor, take heart. There are still options for timeshare owners who want a hassle-free way to recoup a fair price for their investment, and Timeshare Secrets is here to tell you how.

We’ve been in your exact same position, and we know how frustrating it is to try and sell your timeshare alone. That’s why Timeshare Secrets offers tips, resources, and free consultations to timeshare owners who want to figure out the best option for selling their property.

Timeshare Secrets has done the work so you don’t have to. We will put you in touch with industry experts who can help you sell your timeshare in as little as 24 hours – all without paying a dime upfront. Timeshare Secrets will never hassle you into buying services you don’t want, and you’ll never pay a fee for any service until after the property has closed and is no longer in your name.

Let Timeshare Secrets take some of the worry off your shoulders. Contact us today for your free consultation and let us walk you through the fast, easy process. However you’d like to proceed is completely up to you, and as always, our results are guaranteed.

If you are a timeshare owner, then there’s little doubt you’ve had trouble selling this real estate commodity in recent times; if you’ve tried to sell it at all. Unlike about a decade or so ago, when they were the hottest new thing for families eager to spend vacation time at exclusive resorts for a fraction of the cost from years past; timeshares are no longer in great demand. The changing economy has placed less emphasis on owning such a luxury, leading to a surge of people trying to sell, and considerably less trying to buy. The trick, then, is to find one of those buyers, while also eluding the many scams that have arisen to take advantage of the rush to sell.

Another reason why people like you are so eager to get rid of the timeshares they have, which can actually end up being a good thing for your chances at a sale if you can find the right company to aid you, is that their vacation blocks no longer match up with the original timeshare they purchased. In short; they don’t actually have any problems keeping up with the maintenance payments of their timeshares or other related costs; they just don’t want the particular timeshare they happen to currently have. This represents a pristine opportunity for you to match up with one of these suitors, in the hopes that your interests are aligned: she wants to buy what you want to sell.

The key, then, is to wade through the mess of scammers and unscrupulous companies promising certain a certain sale for upfront fees, only to never hear from them again as your timeshare listing supposedly sits in a database for years, because it isn’t being actively marketed. These types of companies persist exactly because they have already received the money, so why do the work, especially when the potential result is so open-ended – you can never know whether or not your timeshare will sell in a week or in a decade, or never; this uncertainty is what those companies are counting on to keep any inquisitions at bay.

Now that we’ve covered what not to do; perhaps it’s time for you to get some idea of what to do for a successful sale of your timeshare. First and foremost (nothing is more important than the following!), you deserve a company that simply refuses to be paid until the actual service is rendered! For example, Timesharesecrets.com is a company that serves to link up sellers with buyers, and does not get paid for its services until that happens. And because they have a reputable and solid list of clientele, there’s no chance of fraud. A free consultation is your first step to getting rid of your timeshare, followed by the placing of money into an escrow account. Then; because they won’t be paid until they find you a buyer, their agents start sifting through their list of clients until a satisfactory one is found. When you compare this to the only other alternative of making a personal listing on an online site, you see that this option enhances that one, because of the large list of pre-screened clients.

In order to sell your timeshare without being scammed, the only things you really need to keep in mind are to avoid paying listing fees, and avoid companies that make guarantees. It shouldn’t be so difficult to sell a timeshare once you have these tips down; after all, the customers are out there, you just need a reputable company to help you find them.

If you've come to the conclusion that you need to sell your timeshare, first recognize several key facts about the market and how the process works. Reselling might not be a pretty picture, but if you go into it with the right knowledge and expectations, you'll save yourself from wasted time and unnecessary frustration.

Be aware that the market for "used" timeshares is dictated by simple supply and demand economics just like any other market. Unfortunately, there aren't enough buyers, in part because too few are even aware that the after-market exists. Also, in a rough economy there are bound to be more and more timeshare owners looking to sell.

One ugly truth to face is that you won't be able to sell your unit for nearly as much as you paid. Perhaps you can get half of your purchase price back, but you may be looking at a figure anywhere the range of 10% to 50%, depending on a number of factors. You can't control all of those factors, but you can manage things through the right avenues to get as much as possible. This is one place where you can get no-pressure help and advice with no gimmicky upfront fees.

Before truly getting started with the sale, do some research into what your asking price should be. Simply Googling around is a good start, making sure to find data about your specific resort. Check eBay and elsewhere, and look for figures of completed listings; you may see prices close to your purchase price, but perhaps those are unrealistic requests from other owners. Check with the resort, too. They may know how and where others have resold properties, and for how much.

Advertising will be necessary; you need plenty of exposure. Some good advertisers may charge, but it should only be something like $10 to $35 for ad placement. The resort may let you post on a bulletin board where happy users might be interested in obtaining extra weeks. Once you've advertised, you'll likely face a stream of come-ons from dubious agents. If they ask for upfront fees, do not give in. You should only do business with a broker or realtor willing to work for commission. If you pay them upfront, they lose their incentive to keep helping you.

There's more work than just finding a buyer though. Consider your loan payments. Do you have so much left to pay that selling for a fraction of cost doesn't make sense? Try renting the unit to pay down the loan is paid before selling later. Refinancing is another option. Just make sure to cover all your bases, including taxes. Some people even find that donating their unit and deducting it can be more beneficial than selling, especially if you would rather avoid the effort of reselling altogether.

The bottom line is that it will take work and patience to get rid of your unit. After all, you don't have a marketing budget to let you offer free dinners and golf clubs to your buyer. During the process, you may face potential scams and gimmicks. Make "is it too good to be true?" your mantra and stay level-headed.

You shouldn't go through this without advice and help. We aren't here to put pressure on you, and we aren't looking to profit from upfront fees without helping you sell your unit. Reaching out to us is a great first step in obtaining the knowledge and strategy you need to get the most you can out of reselling your timeshare.

Many people who have bought timeshare have begun to realize that it was difficult to arrange for their vacations. If you were in a situation where you have faced some difficulties in arranging for a holiday, then you are probably wondering how you can get rid of your timeshare. While it is possible to resell it, you have to be very careful as to whom you resell it to, because many websites have claimed that they have buyers waiting to buy the timeshares.

The inability to make use of it is not the only reason why people are trying to get rid of it, as there are many other reasons as well. Reselling it allows you to attain the money that you have lost. In some cases, people can generate a substantial amount of secondary income, which depends on the type of timeshare that they buy. Therefore, if you were looking at reselling, you have come to the right place.

A married couple who have been in the exact situation has launched Timeshare Secrets to help people like you to sell it without any tricks. They are able to provide a list of timeshare resale sources who could teach you how to sell it. When you have an expert on your side, it is easier for you to get rid of it. The website offers free consultation, which means you could obtain advice without having to spend any more money than you already did by purchasing the timeshare in the first place.

By using the services of a consultant, you can complete the selling process within 90 days. That is not too bad, considering that, it might be a lot longer to complete it, if you had to sell it without the help of a consultant. The companies that are listed on the website were chosen based on the years of establishment, experience, awards, business endeavors, and the number of employees that are available. In addition, they were picked through recommendations from well-established businesses in the industry.

If you were worried about the companies that are listed on Timeshare Secrets, do not be, because they use third party bonded, insured, licensed, and fully underwritten Escrow and Title Agency, Timeshare Clothing Services, Inc. There is absolutely no reason for you to second guess the company, as the owners have gone through what you are currently going through, and they know how frustrating it was to find the right place to resell your timeshare.

Selling timeshare requires patience, diligence and the right approach; it has turned into an intricate and a complex process due to the latest economic conditions. The supply and demand is the main factor which makes it difficult to sell your timeshare, as sellers have increased in number yet there are very few buyers available.

However if you plan a procedure to sell and find the right resources, then you might save yourself from key hassles. Abundant scams are associated with the reselling of timeshare so you have to be careful. There are some prime factors that can aid you with selling your timeshare.

The primary rule is that you should NEVER pay any upfront fees to sell your timeshare. It is just a waste of your time and money. Once the establishment attains the fee from you, it is least likely that they will find you a qualified buyer. In case of failure you cannot claim your money. It is better to look for a free consultation company with no upfront fee.

You need to tag a realistic and an approachable price to your timeshare. Do not make it reach up to the skies, as a matter of fact its hard to sell your timeshare on the same value you bought them, so it is better that you should do an extensive homework over the market worth of your timeshare so that you do not lose any prospective buyer.

Advertisement and marketing techniques are the base to sell anything. In order to sell your timeshare effectively you need to figure out the right medium of advertisement. Newspapers are the chief and one of the best means to advertise your timeshare. You can place a classified ad in the Real Estate section. Informing your potential buyers through bulletin board and newsletters in your home resort is also a good scheme. Moreover you can display the ad online to reach a wider market of customers.

You may come across an intricate situation after your market research and realize that you are not able to sell the timeshare on a low cost because you still owe an exorbitant sum on your timeshare loan. There are hardly any buyers who will be interested in taking over your loan. So you should consider refinancing your loan to ensure lower interest rate and to make the transactions easy .

As soon as you will put up the advertisement, it is very likely that you are going to receive plentiful telephone calls, email and queries. The companies will promise to sell your timeshare within a given frame of time if you pay some amount as an upfront fee for their efforts. Online advertisements also expose you to hundreds of scams, who will offer you a more profitable value as compare to the price that you have tagged on your timeshare. It is merely an attempt to take a hefty amount from you. It is vital that you should avoid them.

The attitude and your approach towards the authentic qualified buyer should be reasonable and amiable. Responding to the phone calls and emails in time are also important. You may offer your potential buyer some discount if he asks for some concession regarding the price.

You need to not to dread over selling your timeshare, rather you should adhere to these regulations to make the process convenient for you and reap good returns as a result of your pragmatic outlook.

Selling off a timeshare in the present decade is not at all an easy task, as you’ve likely discovered. Even when you are successful, the numbers are pretty bad when it comes to how much you can expect to get by going through traditional channels, such as personally looking for local buyers or even distant ones, using a listing service or newspaper ads. The main problem can be summed up succinctly – almost everyone else is trying to sell their own timeshare, and there are few buyers, relatively. You have to find a way to position yourself under a stream of legitimate buyers willing to pay a good price for your timeshare; unfortunately, this often costs a lot of money and resources.

There is; however, hope when it comes to selling your timeshare, and with a method that preserves the weight of your wallet. The key is to find someone who has already done the research necessary to price your piece of real estate competitively, and has a large pool of investors from which to draw, already in place. These things would be far too costly for you to do on your own, especially since you would only ever be likely be selling a single timeshare with all that infrastructure in place. The main thing is to avoid cold-calling resellers and scams that emphasis the payment of an upfront fee with ridiculous guarantees of success. Once you are confident that you have found such a reputable company, scan their terms of agreement to make sure that you can sell your timeshare in just a few steps:

Try their representatives by phone to discuss the terms outlined on their pamphlet or online agreement or other form of communication. Because there is no one fits all solution for selling off a timeshare, you will have several things to talk about during this initial consultation, which should be free (otherwise, if they charged you, you might as well call it a listing fee, and you should consider paying one strictly forbidden).
Survey and consider the options for selling your timeshare. The company will have many clients who specialize in finding matches for your specific set of timeshare dates, which would all but guarantee you an attractive price for it. The one that fits your situation the best will be found and presented to you; only then do you pay the equivalent of a listing service, after some initial work is done. It gets better, though….
Lastly, you should be aware that even though money exchanged hands, it is actually still yours potentially; because if the terms of the agreement aren’t fulfilled and your timeshare isn’t sold, the company that promised to sell it will not get a single penny; the money held in escrow by the mediating company will be returned to you.

The beauty of this model is that the correct infrastructure is already in place for finding a buyer – or at least, giving you the best chances of finding a buyer for your timeshare. Paying for this are eager companies with buyers who are searching for sellers from a reputable source that won’t try to pass off overvalued timeshares to their customers. With no out-of-pocket expense unless your timeshare gets sold, and requiring only 3 steps before you sign an agreement that allows you to breathe a sigh of relief, this is the best way to get that unused property off your hands and into the hands of someone eager to have it.

If you are one of the many families choosing to opt out of your timeshare experience to reduce expenses in our current economy, be careful in whom you chose to help you with the process. Take time to investigate any offers that seem too good to be true, as they may turn out to be exactly so.

Some companies are asking for thousands of dollars up front, for closing costs etc. with the claim that they already have definite buyers and then the sale does not occur. In light of this, we want to give you some tips on selling your timeshare so that you remain safe and do not incur any financial losses.

If you find yourself with an unwanted timeshare on your hands and some frustrations in trying to sell it, you may be interested in availing of one of our professional Timeshare Consultants at www.timehsaresecrets.com who can assist timeshare owners to sell, without further pressure or false promises. All you need to do is avail of a free consultation. There are no risks involved as if the titles are not transferred, you do not pay!

Having a professional who knows all the ins and outs of the business allows you to relax. These consultants receive payment only once the escrow has closed, which you dictate, and the timeshare is no longer yours. You can have your timeshare sale complete in as little as 90 days, removing you of all financial obligations.

Tips on Selling Your Timeshare

Be wary of Great Offers – Get all agreements in writing and take time to investigate the company and what they are promising. Do not act in haste or be pressurized into doing business due to an outstanding ‘offer’.

Accredited Business: Choose a timeshare resale company that you can trust will handle your business with integrity.
Complete Check of Costs- Ask about commission charges. Ensure they use escrow services so you are in control of payments rendered. Do they complete the whole sale? Are there additional charges for listing or advertising? What do these charges cover and is it refundable if things do not go as planned?

Do not Pay Upfront-Choose companies that are paid only if the timeshare is sold. There have been many complaints where people paid substantial fees upfront and are still left with their timeshare and no refunds forthcoming.
Are they Licensed Resellers? - Beware of fake addresses or resellers using PO Boxes. Investigate the company’s location and verify if they are in possession of a real estate license effective in your location, with the state licensing board.

Advertising-Use cost effective advertising that reaches your target market:

Free or low cost internet ads using timeshare keywords

Place online classified ads on timeshare sites so you are only paying to connect with your target audience, those interested in timeshares.

Place ads in EBay and Craigslist who are popular timeshare advertisers.

Put posters on the bulletin boards of your resort.

Place an ad in the resort newsletter.

Pricing- You are in charge of the price and it is an important factor in whether your timeshare will sell. Be realistic about a fair current market price and you will stand ahead of many of the high priced timeshares currently having their listings refused. Find out about recent sales, check databases, eBay auctions and real estate offices to establish the correct asking price.

Treat Prospective Buyers Correctly-Ensure all information is accurate in ads. Respond quickly and accurately to emails phone calls. Prepare counter offers that you are comfortable with in advance of receiving lower offers.
